This investment opportunity takes full advantage of the strength of the French rental market and French government incentives to generate significant benefits for you the investor. Your investment can work for you in three ways;

Key Benefits

Value – our apartments are competitively priced from just 100,000 €. They are well built, in desirable locations and are typically a mix of owned occupied and rental properties. Each property also carries a ten year builder’s guarantee.

Low Entry Level – with our minimum investment level of just 20,000 €, we provide you with an easy way to participate in the French investment property market.

High Returns – the estimated total returns on our investments are well in excess of 300% over 10 years, more than 30% a year on average – and more than 15% compound annual growth rate. These returns are based on a conservative estimate of 5% annual property price growth in France.

Leveraged Investment – typically we are able to provide you with the opportunity to invest between 20% and 30% of the purchase price of 1 or more properties. This means that all of the capital gain accrues to the investor and maximises the returns.

Guaranteed Rentals – the rental income on your property is fully guaranteed. This guarantee is backed by Securimmo, part of the Lyonnaise Garantie Group. The guarantee ensures that the rent is always paid and there are no void periods or non-payments.

Self-financing – the guaranteed rental income is sufficient to pay the mortgage interest, the property management charges, the rental guarantee premium and life insurance for 100% of the mortgage. The only additional payment the investor has to make is the taxe foncière which typically amounts to about 140 € per annum on each apartment.

Hands-free investing – once you have decided to proceed with the investment and made your one-off payment, there is absolutely nothing further you are required to do until you decide to sell the apartment. Even the tax foncière can be paid out of a pre-established account. Our French partners take care of the French income tax formalities - the rental income is entirely free of income tax in France (and therefore in the UK too).
