This looks too good to be true. What’s the catch ?
There is no catch - these are straightforward leveraged investments taking advantage of the strength of the French rental market and the potential for growth in French property prices.
Am I getting a French or UK mortgage ?
Your mortgage is a French repayment mortgage, in Euros with the benefit of low French interest rates
Is my French mortgage secured on my UK property ?
No - the mortgage is only secured on the French rental property - your UK property is unaffected.
What happens if you are unable to rent the property for me ?
The rent is guaranteed - the insurance company will pay the rental amount until a tenant is found and mortgage payments do not start until a tenant is found. This guarantee lasts for 9 years and there will be no void periods.
How long do I have to wait before I can sell the property ?
There is no minimum period - you can sell the property at any time
Is this some sort of timeshare deal ?
Emphatically not - this is a straightforward property investment - you own the entirety of the property from day 1 subject only to the mortgage.
Is this a leaseback scheme ?
No - this is not a leaseback scheme, although it has some features which are also found in the classic French leaseback schemes, but without the drawbacks. For example, you are not locked in to a fixed term contract, our returns are better and unlike most leaseback agents we will sell your property for you when you choose to sell – we do not lose interest in you.
Can I use the property for a couple of weeks each year ?
Not within the terms of the investment. The Buy to Let properties should be seen as pure investment properties and should not be regarded as hybrid holiday home /investment properties during the period of the investment. Of course our properties in the French Caribbean and Morocco and non-Buy to Let properties are available for use by the owner. However, as the owner you always have the final say.
